Neighborhood Fence Replacement - Future Plans

FUTURE PLANS: The Board and neighbors who attended the 2010 Annual Homeowner Meeting in June, began planning for the future replacement of the rough hewn cedar fence with a new low maintenance fence within the next 3-5 years. Research shows that certain low maintenance fencing comes with a lifetime warranty, requires minimal maintenance, and would help preserve our Valley Ridge home values for years to come.
The 2011 Annual Budget contains a Fence Replacement Fund for the imminent replacement of the cedar fence along High Point Road. We anticipate funding the fence replacement through a special assessment included in our Annual Dues amount for the next three years, rather than issuing a one time Assessment Fee. The Valley Ridge Qual-Line cedar fence is 10 years old in the sections that were installed first. Those homeowners who back up to the fence are more aware than others that the cedar boards of the fence have begun to deteriorate significantly and show their age. In certain sections of the fence, the combination of ground settling over time and multiple frost/thaw cycles have raised the fence from its original installation. It has been extremely costly to maintain and nearly impossible to find companies that are interested in economically repairing the fence. In addition, to keep the cedar in tip top shape, regularly scheduled power washing and staining has been necessary every three years.
